Role Purpose:
Accountable for managing and is responsible global coordination and optimization of capital planning, budget development, cash flow forecasting, and controls for Real Estate Capital Projects at Gartner.
Major Responsibilities/Accountabilities:

Leads strategy from a Real Estate investment perspective that optimizes capital vs operating expense

Develop and maintain the multi-year real estate capital plan in close coordination with workforce planning, transactions, regional operations leads, regional real estate capital projects leads, IT, finance, accounting and treasury

Provide monthly tracking, forecasting, and reporting of performance against approved capital plan

Provide professional support for global governance to ensure that projects are well planned, budgeted and that progressive status is reported accurately and objectively

Coordinate with RE Capital Projects/Operations Leads to track the financial performance of all projects globally, provide oversight and ensure course correction as required

Responsible for developing detailed project estimates throughout RE project lifecycle

Utilize internal and external resources to support the development of accurate capital project budgets and provide substantiating data by tracking historical actual's

Ensures we are making strategic investments in the right places that provide a best-in-class office space experience for our associates

Education/Certifications:

BS in Finance, Accounting, Business or Economics
Professional Experience:
-
0-4 years working experience in Real Estate/Finance/Accounting/Business

Strong working knowledge of Real Estate, financial planning, negotiating with vendors and accounting
Technical/Professional Skills & Competencies:
-
Strong working knowledge of Oracle and Hyperion/EPM
-
Advanced data analysis skills using Excel
-
Gathering and processing operational/financial data from multiple sources with the ability to draw conclusions/insights

Effective communication and influencing skills working with both external and internal customers

Organized and able to handle simultaneous projects

Able to establish trusted partnering relationships and manage expectations within a very collaborative internal team culture, with key stakeholders and wide range of external consultants and vendors.

Able to provide direction to and coordinate with global project team members, anticipate and manage risks, and set appropriate expectations

Proficiency with Project Management and Reporting software, Corporate Finance and AP platforms, Excel and PowerPoint skills

Gartner believes in fair and equitable pay. A reasonable estimate of the base salary range for this role is 84,000 USD - 115,920 USD. Please note that actual salaries may vary within the range, or be above or below the range, based on factors including, but not limited to, education, training, experience, professional achievement, business need, and location. In addition to base salary, employees will participate in either an annual bonus plan based on company and individual performance, or a role-based, uncapped sales incentive plan.
